Double bed w/ en-suite, all bills inc. and parking

Master bedroom (angle #1)

After two years, my housemate has moved away for work and there is now a double bedroom with en-suite, off-road parking and all bills included available for rent from 15/10/2018. This is not a HMO and there are no other fees, etc. I'm just a guy with a spare room.

Located in a quiet cul-de-sac in Eccles with genuinely brilliant transport links to The Trafford Centre, Salford Royal Hospital, Salford Universities, Manchester City Centre and Liverpool, it's close to just about everywhere and anything you might need.

== The Flat and Room ==

The flat is fully furnished as I've been living there for over four years. There’s a decent TV and Roku in the shared areas (with Netflix and Amazon linked), along with boring stuff like glassware, plates and washer/dryer that you're free to use if needed.

We have an unlimited Internet package with a peak download speed around 4.5mb/s; Sky have said this is being doubled ‘soon’. The Nest thermostat keeps the flat at a decent temperature and there's Phillips Hue bulbs in the lounge so you don't even need to leave the sofa if you desire to turn the lights bright green for some reason.

Your bedroom and the shared areas have been deep cleaned in the last few days; the cleaners come once a month to keep on top of hoovering and dusting so if you like we can arrange for your bedroom to be cleaned at the same time.

Your bedroom is the master bedroom and has a high quality, double bed with storage underneath and wardrobe. The en-suite has a toilet, basin and spacious shower. The room is bigger than the photos suggest; there’s plenty of room for large desk, cabinets, etc.

I’m happy for you to decorate the room to your taste and make it your home. The building also has a small communal garden which is well maintained, with quiet neighbours.

== Transport Connections ==

The bus stops are a 3 minute walk away, with a bus every ten minutes which either goes to the Trafford Centre or to Manchester City Centre (past Salford Royal Hospital and Salford Universities).

Patricroft train station is also less than 3 minute walk away in the other direction, which has hourly trains to Manchester (which takes 8 minutes), Liverpool and all the places in-between or it's a 15 minute walk to Eccles Metrolink stop.

The building has a car park with CCTV to the side and is about 1 mile from the M602 (Junction 2) and 0.5 miles from the M60 (Junction 11). Driving time is 5 minutes to The Trafford Centre or 15-20 minutes to the city centre (although this is now longer due to roadworks on Regent Road).

== Me and You ==

I work most of the hours in the day and I'm often out overnight so you will get a lot of space and time alone. When I am home, it's likely I'll be having a quiet night in or maybe catching up with a friend or two - in which case you're more than welcome to join us for some Chinese food; or if you'd prefer to keep to yourself, then that's totally fine.

I'm a reasonable, approachable and low-maintenance person; usually up quite early for work, and likely to be sleeping in at the weekends. You’re welcome to come and go as you please and although I’m not one for loud parties, you’re welcome to have friends over as and when.

As a roommate you need to be responsible, easy going and reasonably clean. I'm certainly not a neat-freak, but basic cleanliness is a must.

I'm in a same-sex relationship, so you will obviously need to be gay-friendly or at the very least gay-indifferent. LGBTQ* are welcome, but it's no requirement that you are.

==Viewing and Moving In==

In advance, I'll need from you -

* Proof of stable employment
* A copy of a valid passport
* References (including previous/current landlord)
* One month rent in advance and one month rent as deposit

My home insurance requires that any tenant has a clean criminal record with no recorded convictions. It might suck if you do, but I don't have much of a choice about that. Sorry.
