Well hello,

We're looking for one new persone to move in by the beginning of December. This contract will be running until early spring. Let me tell you a bit of what's going on:

This house is the type of house where you can feel that you're getting more for what you pay for, let me explain. It's located right off Oxford rd, which is the known student road that connects to all university buildings, be it MMU or University of Manchester so if you're a student this is quite ideal because you're probably about 10 to 15 minutes away from those areas walking distance. We have a Lidl, Tesco, Wetherspoons, Superdrug, Tim Horton's, Poundland, Subway, Post Office and a Nisa Local (open until 3AM) all in 5min walking distance. Also Curry Mile is just on the other end of the road where there's plenty of takeaways (Shawarma at 2.50£!!!) and restaurants so you're never going to be stuck. Also you can get to anywhere from the bus stops right in front of the shops (airport, train station, bus station) and they come and go often enough. Area is safe and quiet as it's mostly small families and international students.

But let's get to the house itself. Why is it so cheap? Is the roof going to fall in while I'm sleeping? Am I going to freeze during the winter? The answer is simple enough, no you'll be fine. You'll be more than fine when I tell you that for the last 2 years that I've been living here there has not been any problems at all with the house itself. Washing machine, radiators, fridge, vacuum cleaner, oven, stove, telelvision, internet (fibre) have never failed or even come close to stop working. There's a small garden at the back with a sofa, a barbacue (you can take it to the park too), and two bikes that you can use to move around the city, which if I say myself, is the best way to get around quick and cheap as there's a cycle path right that leads you to town after you cross the park. Imagine being in the city centre in less than 10min without breaking a sweat.

Now to the rooms. The double room is located on the ground floor and is the only room on that floor. As you can see from the pictures it's not a presidential suite, but I managed to set up my studio gear without any spacial problems. There's a desk, a wardrobe, a cupboard, shelves and drawers that also function as a bedside table all included in the room (and more if you need). My only problem has been that the bed is a king sized bed and maybe it's too big but who complains about having too big of a bed right? I'll include the bedding too and there's a brand new mattress topper too that will make you sleep like a baby. I've never heard any noises or had any noise complaints at all and I've played music there 24/7. If you want to get rid of some furniture there's a charity shop in Hulme that if you ring them they will come and collect it with a truck for free and you can even exchange them if you like anything they have in store, it's a big warehouse with more furniture that you can ever think of.

The single room is more modest but perfect if you want to save up money and is pretty much the best room in the house to do any work. There's a big window that lets a lot of light in as the sun sets up on that direction so you won't feel like you're in a cave. It comes with a desk, a wardrobe and a tall shelf unit and a single bed. A guy that was 6ft 4 (1,95m) slept on that bed to give you an idea of the size. If there's need for more space there's an extra wardrobe on the same floor and a pantry downstairs too with plenty of space in each for storage. It is an odd room indeed but it will give you the opportunity to live close to the city centre without having to pay more than 200-250£ (bills included).

Now for the general house feeling. I know it's an advert but this is hands down the best house I've lived in the UK since I've been here 6 years. Mainly because it's been able to give me good memories and I have met and lived with many good people. It's a nice feeling leaving the house, crossing the park and see people playing volleyball, football or even medieval battles (seriously, every Sunday) and then not having to be stuck in traffic or constantly depending on public transport. There's a pub on the way to the universities called Big Hands with a terrace on top open until 3AM where you'll meet every kind of person, local and international (recently saw an Irish folk band randomly playing on the terrace that were just out for a drink). Housemates have always been up for going out, if you want to keep to yourself that's fine too but I've learnt many things from them, especially cooking and music that I never heard before in my life, I've been to a wedding from one of my previous housemates, art exhibitions, long bike journeys, urban exploration, concerts, concerts and more concerts, festivals, pub quizzes to remember, people who you can trust, real good people.

Now for the boring part most certainly not irrelevant, money. Bills are normally around 60£ each (remember you're nearly in the city centre) but could be reduced if you're a student and you can get some of that sweet council tax discount that will probably reduce it to 45-50£. Rent is paid every 15th of the month as a single bank transfer. Deposit is 250£ and there is no minimum stay contract per se, we've got some ground rules though if you're moving out you need to give at least a month's notice and you need to put on the advert for a new housemate and that's it.

Viewings for the house are available at the beginning of July and rooms will be available before the 15th (rent day) if you need, something can be arranged.

All the best,
