Front downstairs double room in abbey hey 👋

Hi!
I have a room available in my home to rent. It’s the front room downstairs, not directly on the street as there is a small front yard so is not too noisy, the street is quiet in the evenings anyway. There’s a bed and some drawers and shelves but needs some personal touches I think.
Also downstairs there is a big living room with a huge sofa and there’s a tv but it’s just using an amazon fire stick so I don’t have live tv. The kitchen needs a bit doing to it (new oven, blinds) and there’s a shower room downstairs just off the kitchen.

The house is liveable and pretty comfortable but needs things doing, I’m trying to renovate and decorate and there will likely be work going on one weekend every month. The state of the house will improve all the time.

I’m 25, and a graduate and work in a bar in the town centre, I stay in the house about 4 nights a week. I have lived here for two years now and basically can’t afford to do anymore work on the house while living here alone so having a house-mate/lodger will help me save money for this. I like to go out for drinks and food and things and I’ll watch films in the living room sometimes, so I’m happy to socialise in the house and would be good to live with someone around my own age who works in a similar kind of job and is pretty laid back and just looking for somewhere to crash and relax. I don’t smoke but I’m 4.20 friendly if you like that sort of thing.
Pets are welcome but I don’t really want a dog left alone here while there’s no one in so it would have to be the right kind of arrangement. There’s a cat flap.

The 260 would include the council tax and internet and water but I would want to see how it goes with gas and electric, I have a really low usage so if the bill triples with someone moving in I would need some payment for that. The gas and electric are on pre payment card so it’s pretty easy to just take it in turns to top up.

It’s about 10 minutes walk to the bus stop for the 219 in to Manchester (20 minute ride to Piccadilly) or 15 minute walk to Gorton train station (10 minute ride to Piccadilly). There’s plenty of space for street car parking outside the house.

I can do really short term if you like at £75 a week with a £100 deposit.

As of right now there’s no locks on the bedroom doors but I can sort this out if needed.
