I’m looking for someone to take over my ensuite room in a lovely 2-bed, 2.5-bath flat right in the heart of the Northern Quarter from May 18th, could be as early as May 1st.

📍 Location
Under 10-minute walk to Ancoats and Piccadilly Station
Super central, surrounded by great cafes, bars, and restaurants

A bit of context
After a 6-month career break and time spent overseas, I've decided against moving forward with the tenancy agreement. Looking for someone who can take over officially through the agency.

About the flat
Bright, open-plan living/dining space
Beautifully decorated with a cosy, modern feel
Extra storage room by the entrance (ideal for suitcases etc.)
Guest toilet in the hallway

Your room
Fully furnished: double bed, wardrobe, chest of drawers, shelving
Private ensuite (shower + toilet)
You’ll have the smaller of the two rooms, reflected in the price

Who you’ll be living with
Bronnie (27) – works in management consulting
Friendly, sociable, and easy to live with
Enjoys yoga, travelling, eating out, and drinks
Occassionally away on site visits during the week

Cost
£700/month rent
Bills currently ~£180 (total ~£880), but expected to decrease as providers are being switched

Important (agency requirements)
Referencing required
Either:
• Full-time job earning 3x your rent share
• Or a UK guarantor
Minimum tenancy: 12 months

Move-in flexibility
I’ve paid 2 months upfront, so I’m happy to discuss a pro-rata arrangement for an earlier move-in. The landlord is keen to move quickly. Referencing should only take a few days.
