Looking for a female to take over one half of a joint tenancy. The current flatmate (Ren) is a creative, caring support worker who’s both introvert and extrovert — she prefers quiet nights in reading/cooking but enjoys music at home and the occasional night out. She works varied shifts (days and evenings) and is warm, tidy and sociable without being loud.

The room is big and bright with a bay window, high ceilings, double bed and wardrobe. You’ll share a lounge, kitchen with large fridge‑freezer, washer‑dryer and a small patio. The flat backs onto a lovely park and is ~10 minutes’ walk to Trafford Bar tram.

£597.50 pcm, deposit 5× weekly rent (protected). Internet 150 Mbps. Approx bills: £200–£250 pcm for council tax (band A), Wi‑Fi and utilities combined (varies with usage and season); bills are split equally between tenants. EPC band D.

The tenancy will be offered on a 2-month rolling basis (due to new Renters Rights Act Laws) on an indefinite basis as Ren is looking to remain in the property long term. Home-owning guarantor required by landlord as part of referencing process.
