1 double room available in shared house

The middle bedroom is free from January 8th 2018. Its a comfortable medium sized fully furnished room with a double bed. The room is available to view from 1st Jan but I have a few jobs to attend to elsewhere in the house before I can let.

The previous housemate Matteo unfortunately has to move back to Malta at short notice due to family reasons.

The house is a large mid terraced property situated close to Manchester United Football Stadium.

The location is in a quiet, safe, stable, friendly & neighbourly area (but not intrusive) Please don't be put off by living close to the football stadium. It obviously becomes much busier on match days but there are no issues with supporters and it makes the area more interesting especially if you are a football fan.

Recent environmental regeneration has made the area increasingly appealing and sought after. Estate agents /letting agencies have plenty of clients on their books wanting to buy/rent in the area.

There are excellent transport routes to the City Centre and Universities and
is a great location for an easy commute to Media City and Trafford Park.

Local facilities are very good. A new Tesco extra store is a 2 minute walk away with a Sports Centre next door. Also a couple of hundred yards away is a retail park with a variety of stores including M&S, Aldi, Currys, Halfords.

There is also a Wetherspoon pub nearby and a number of small shops and take away food outlets including a Subway.

I have owned the house for just over 25 years and for the majority of the
time have made rooms available for people looking for safe, affordable, comfortable accomodation.

Ive had many students stay with at least half coming from overseas, so I welcome people from all backgrounds and cultures and will respect as far as possible any specific needs and requirements. I would also consider contractors who may require a short term let with a 12 week minimum.

The house has a small paved frontage and a medium sized decked/yard area. Parking is on the road and a permit is required which you can obtain from the local authority.

There are two sitting rooms both comfortably furnished. There is a large fully equipped kitchen with all modern
appliances and there is a wide range of le Creuset pans and cookware.

There is gas central heating which has a landlords gas safety certificate All rooms upstairs have free view TV access. There is excellent wifi broadband speed with coverage throughout the house.

The house has a more homely feel so if its minimalist and ultra modern then its not for you.

The front living room Is personalised with posters and has lots of books and dvd's/ cd's on shelves which you are welcome to read, watch and listen to.

We are looking for a person used to living in a shared environment yet be able to respect others space and privacy.

Although it is my house consider it your home while you are here and so communication is key.

Everyone should be able to muck in with communal stuff. Friends are welcome round even for the odd stop over as there's two bed setees but I prefer no established love nests. If partners visit it is ok for the occasional night but because of misuse of this request in the past I have to mention this as it is after all a single occupancy let. (This includes myself)

There are a couple of other pre requisites. Myself and Gary who lives here currently would prefer an over 40's male. It's easier for the house dynamic. We would prefer somebody who has a mature outlook and values.

We are both Man United supporters so a fellow red would be great but we may consider other faiths !


I have a couple of friends who drop in occasionally on match day who have always got on with my housemates. Although I have stated no smoking it is ok for people to smoke outside. But strictly no smoking upstairs.

More recently the people living here have been more longer term although it matters little to me whether you want to plant roots in the community or just experience a short let until you find somewhere else though I have asked for a minimum 3 month period. Many languages have been spoken and many faiths ( and of no faith) have been welcomed and I would like to feel I have contributed in some small way in making it a positive experience of their stay in this country.
