The household has enough space for everyone to relax and enjoy each other's company, whilst also having enough room to find your own quiet space.

This property is a must see and in a perfect location. Easy access to Metro/Tram links and bus routes into the city centre as well as access to the M60, M62 and M66. It is also a five minute walk to a range of shops and restaurants.

We would be welcoming you into our home, sharing with a hardworking, professional, relatively easy going couple, both 41 years old and often working from home. Clubbing days have passed us but enjoy socialising with friends and relaxing at home with a few drinks.

Samantha (me): Very sociable, new found lover of Netflix, and loves getting out and about, and seeing new places.
Darren: Not as sociable (as always has his head in a screen), massive gamer and You Tuber, and loves his amateur poker.

We keep a clean and tidy house and would expect you to help out with your share.

What's on offer for your rent you ask?

A large double bedroom (furnished - full inventory will be supplied) overlooking the rear garden, which is very quiet and sunny in the afternoon. Use of all shared areas and utilities (washing machine, tumble drier etc.), including your own cupboard space, fridge and freezer in the kitchen. There is also enough space on the front drive for your car (if you have one).

Bills included: Council tax, electricity, gas, water and sewerage, 100mb fibre-optic broadband and Netflix HD.
Also included: Household items like cleaning supplies, laundry supplies and limited toiletries (toilet roll, wipes). A full list will be supplied on moving in to the property (or before on request). Virgin/Tivo (basic package) channels available in the living room and can be accessed by pc, laptop, tablet and smart phone (all passwords given once you move in).

Ground floor:
Front Driveway with enough space for your car (if you have one), living room, kitchen, dining room, W. C, pc/gaming/office area, access to rear garden through patio doors. Rear garden has patio table and chairs and also loungers, to catch a tan during the 7 days of summer we often have in October, and great for barbecues with friends and family. Also the only smoking area as we have a strict no smoking policy within the house.

First floor:
2 large double bedrooms, 1 small box bedroom, bathroom, W. C.

Rent is £450 per calendar month (in advance) and one months rent taken as a deposit (in advance).
For people who would like to stop short term (1 week to 3 months) rent would be at £115 per week.
Monday to Friday lets are available on request and would be charged at £400 per calendar month.

This will also be needed if you decide to take the room, along with proof of employment/income, references and bank statements (a full list will be supplied if you decide you would like to move in).
