Single room with own shower room

I am advertising a single room in a 3 bedroom townhouse where I live with my 6 year old son and 3 cats and a tortoise. The room does have a trundle bed so can have it as a spare. There is a dedicated shower room and toilet for this room which is next to it. Mine and my sons room are on the top floor so spend more time up there. There is a front room and small garden. I am near stokes Bay and Stanley Park and bus routes to and from Gosport and fareham.
The house has a washing machine, tumble dryer and dishwasher. There is a garage for some storage. Off road parking.
I like animals so I would consider cat friendly pets. Also as there is a trundle bed in the room occasional guests would be considered or if a single parent with a child.
The room has a boiler in it, which is very quiet but obviously reflects on the rent. I would consider weekly payments. References required and photographic id. Professional working or professional level student. I do work full time and some of that from home. Bills included including WiFi.,
