SECURING THE ROOM:
If you would like to take the room, we will take a holding fee of £120 to secure the room and enable references. If we rent to you, this fee will be deducted from your 1st month’s rent. If we decide not to rent to you, we will refund your holding fee in full.

However, if you decide not to rent the room after the reference checks have started, or submit wrong or misleading information to the refence agency, or do not pass the 'Right to Rent' immigration check, then the we will refund your holding fee less the total cost of the reference checks.
