Double sized spare room for rent

Hi guys! I am looking to rent out my spare double room in my two bedroom semi detached newly built home.
The house has a large kitchen (one spare double cupboard and fridge shelf for tenant), dining area, TV and looks onto a large rear private garden.
The living room I would like to keep private however the bedroom has plenty of room for a sofa, tv and bed.
There is a downstairs toilet and an upstairs toilet and shower + bath.
The spare room I am looking to rent out overlooks the rear garden.
There is one spare storage cupboard that is free and some room in the shed for a bike or other bits and bobs.
** I have two small dogs, who do bark when people come in but are friendly** if you are unsure of dogs this won’t be the place for you (sorry!)
I live with my boyfriend and we both work full time. We are very outdoorsy people and therefore don’t spend a huge amount of time at home. In the summer we plan to make the garden into a real little paradise and that would be for you to enjoy too if you wish.
The bedroom has a day bed which is a single pulling out into a double, as chest of drawers (large), mirror, bedside table and lamp. I am able to put a sofa into this room if it’s something that was wanted.
I would prefer to keep this room furnished.
