The rent for the property depends on the amount of tenants, but this will cost: £365 per calendar month for 4 people, or £320 per calendar month for 5 people. Bills are not included, however, the Internet/Broadband (a Virgin Media Package) is included within the rent price. Currently, other utility bills (e. g. gas, electricity, water etc) comes around £250 to £400 average (it varies with the months I. e, during cold months the bills go up and during summer time the bills are low). The bills are divided by the number of tenants (example if the total bill is £300 a month then each person will have to pay £60).

We are a group of 4 guys (3 postgraduates and 1 professional) , who are currently looking for 1 other new person to join us in a 5 bedroom house from November or December 2022, or January 2023 onwards. **Preferred housemates would be professionals and/or postgraduates.

This large 5 bedroom house is located at 31 Clausentum Road, situated in the area of Portswood/Bevois Valley, Southampton (Postcode - SO14 6RX; Council Tax Band B). This is ideally situated for those aiming to live nearby to Southampton city centre, and both universities. It is located nearby accessible bus links (there is a bus stop nearby -served by the Bluestar and Uni-Link bus companies), and also a short walking distance from supermarkets and other pubs/restaurants etc. For example, the house is 3 minutes walk from a large Aldi, supermarket and the Hobbit Pub, but 5-10 minutes walk from Portswood main shopping centre (e. g. Sainsburys Iceland, Boots etc.).

The house has a fixed term, 12 month tenancy (from July 2022 to June 2023 - although if people prefer to extend their stay for another year, this would be at the discretion of the landlord). Likewise, for people looking for a short-term tenancy (e. g. 3, 6 months etc), they would be required to exchange contract and find a replacement tenant to cover the remaining tenancy and rent instalments, prior to their departure from the house. Also, TV license and council tax is not currently included, but in any case this would be paid by and split between tenants in the house (or in the case of a TV license, those who would like to share and pay for this). The Council Tax band for the area is: Band B. Likewise, contents insurance is separate (and can be bought individually or as a group). The landlords/estate agents would require any new incoming tenants to have either a guarantor, or in lieu of this or if unable to provide a guarantor, be willing to pay the last 3 months tenancy instalments (April, May, June 2023) in advance of starting the tenancy. Also, although the tenancy is 12 months, any new incoming tenants would be adjusted to the tenancy agreement in accordance with the landlords, and only pay rent and any bills from the time they move in (e. g. if a 4/5th person arrives in November, they would pay rent/bills from this point onwards, not July when the tenancy began).

The facilities of the house include: 5 large double bedrooms (comprising wardrobe; desk and chair; lamp; bedside unit/cabinet; double beds); 2 bathrooms (one room with toilet and sink; another room with toilet, sink and bath/shower); kitchen; spacious living room area with tables and chairs, sofa, and Smart TV (this is the household TV currently in place, but with the exception of Netflix, which is installed, viewing of TV channels would require TV license); large outdoor garden (with patio, BBQ/Grill and tables and chairs).

You will be sharing the house with 4 very friendly and sociable, but also respectful/considerate males from different nationalities and backgrounds (2 British; Iranian; and Indian).

In terms of new housemates, we are looking for like-minded friendly, sociable/out-going and considerate postgraduates/graduates or professionals to join us.
