I have available 2 rooms, both on ground floor, both rooms will share the bathroom shown in pictures located next to both rooms.

Room 1) Is the one pictured, furniture is currently on order which consists of a 3 door wardrobe, 6 drawer chest of drawers, king size bed which also has 2 drawers. 2 seater sofa if required.

Room 2) NOW TAKEN THANK YOU This room is currently tenanted by a lodger who has been here for nearly 4 years who is moving out of area. This room has a king size bed with lift up storage underneath, 3 door wardrobe, bedside table, large chest of drawers. All brought new for the current lodger when he moved in. This has direct access to the garden

I have a south facing garden, utility room, large kitchen where there is an island to eat and a large corner sofa.

You will each have a gravelled parking space as pictured.

We do have an older dog of a Chocolate Labrador so if you’re not into dogs we aren’t for you! A pet would be considered if you have one.

Working people only please.

Our location is rural and quiet, we have a couple of small gyms local, chemist, small Tesco's, Co-op, farm shop. Around 8 minutes walk from train station and 15 minutes walk from 700 bus route. Emsworth town is on the door step with its pubs, shops and restaurants 5 minutes drive away or about 20 minutes walk through the fields.

I as the landlord live here full time with my 22 year old daughter.
