A room in a house with a nice house with a garden

Hello,
I have a spare bedroom to rent in a nice house with a garden and a parking space.
I am a professional female in my late thirties renting a house from a friend. The room is mid-size, currently unfurnished, but I can furnish it if you prefer. The house has a large bathroom, a living room, a kitchen, and a nice garden. It was fully renovated 3 years ago, and I keep it clean and nicely organised.

I am looking for a fellow professional, preferably someone who does not work from home and does not smoke. I work a lot, so I like the house to be a relaxing and calm space, meaning - no parties, no loud or regular guests, no disturbances. I am respectful, clean and easy-going, and I am looking for someone with similar preferences.
The rent includes most bills. The only one you will be asked to share is the water bill that comes every 6 months.

The room is available immediately, as I have been living here by myself anyway. However, if you need the room furnished, I will need some time to organise this.
