Self-contained:
This is a fully self-contained studio flat on the ground floor of an HMO building: Immaculately clean; fully furnished; well maintained; amply equipped, but only available to a single occupant, as HMO rules limit the total number of residents occupying the building as a whole so, no couples, unfortunately - I’m sorry. That said, there would be no restriction whatsoever on guests staying, providing they’re temporary and legally resident elsewhere.
All-inclusive - Fixed Utilities:
Although the flat is wholly self-contained, as it's technically part of an HMO (above) making the utilities shared, hence, the all-inclusive arrangement. The benefit of this to you is that it means you utilities are subsidised by me, with unrestricted use of the gas, electricity, water and broadband, your TV licence is covered and your Council Tax paid. Once you factor in all these as part of your living costs compared to renting a fully independent flat where, of course, you’d be responsible for all these separately, you’ll soon see this arrangement works out as really great value. You won’t be sharing any space with anyone, it’s just a case of one efficient gas boiler heating and supplying both properties, along with the electrical supply.
Parking:
One dedicated parking space is available immediately outside the flat and there's also a good-sized car park across the road for when you may have guests. There’s no room for a large van, although, the aforementioned car park is free to use, overnight.
Cool & Cosy:
The flat is well sheltered and insulated. During really hot summer days it seems to stay noticeably cooler than typical accommodation but remains cosy and warm during cold winter nights. You’ll be really comfortable.
Local Amenities:
You’ll be right next to the town centre. There's a Tesco express about one minute's walk, and a large Tesco superstore across town. There’s a gym less than another minute away - I’ve never used it so don’t know how good it is. Royston's also renowned for places to eat out - apparently more per capita than anywhere else in the UK (unsure whether that's actually true but it seems plausible).
Road & Rail:
Royston sits on the crossroads between A10 - a main route for London and Cambridge - and the A505 - the east/west route to Stevenage [A1(M)] and Newmarket. A King's Cross railway-line train station to Cambridge/London is fairly short walk down the road - a 10 minute walk, perhaps?
Shorter term lets:
Whilst my preference would be for a longer term tenant, shorter term lets may be considered at an all-inclusive rate of £350 per week (short term, in this instance, may mean less than 20 weeks).
