Before you read on, if you smoke or binge drink at home, this is not the place for you. I've had a couple of lodgers in the past who were heavy drinkers and smokers before and I've ended up with property damage and odors lingering. Sorry about that.

Room Information:

- Room is available for a lodger for single use occupancy.

- Price also includes standard utility bills and council tax band B

- Each month's rent is paid in advance, due on the same date of the month as you moved in, before midday. (example - moved in on the 5th , pay in advance each month on the 5th, before 12 noon)

If you need to pay me on another date of each month, you can make an extra first payment (pro-rata) up until that date.

THE APARTMENT:

KITCHEN:
- Cooker, Fridge / Freezer, washing machine, microwave oven, kettle, toaster, boiler fitted in Jan 2020.

- Bring your own cutlery, crockery, cooking pans and utensils, although if you don't have these I can temporarily make some available for use. You'll have your own cupboard space for your stuff.

- You provide your own washing powder, toilet rolls, and so on.

GARDEN:
There is a large communal garden all around the block, which is fantastic in the spring and summer to sit and relax in, or to have a BBQ. We have 2 large clothes lines for your washing.

SHARED BATHROOM + TOILET
- Bath/Shower/Sink
- Toilet
- Own large shelf for your towels and toiletries etc.

BEDROOM:

This is a standard double bedroom on the 1st floor

It is furnished with:

- Double Bed, Mattress, (Duvet, Pillow and some bed linen can be supplied, or bring your own).

- Writing desk and chair

- Wardrobe

- Chest of drawers

- Unlimited Super Fast Virgin Home Broadband with WiFi (or hardwired internet via an Ethernet cable if required). Internet speed is currently unlimited 1GBbs. Very good signal around the flat. Latest VirginMedia Superhub

- Wall mounted Samsung TV with inputs for Scart, HDMI, VHF, USB and also VGA, whatever is appropriate for your device, to hook up to broadcast services or games consoles.

- The room is fitted with curtains

- Electricity sockets and extensions

- Gas Radiator

- South facing window with a very picturesque view of nature, communal garden areas / trees.

PARKING:
Parking on the drive or on the road is free, no permits needed. Plenty of space to park.

STORAGE:
If required, I could possibly provide some free storage for you during your stay, to help you with your move.

PLEASE NOTE, that there is no living room, due to the current configuration of the property.

MORE INFO:

The flat is on the North West side of Stevenage in the much sought after Symonds Green area, which is leafy green in spring and summer and very quiet and relaxed.

It only takes 25 minutes to walk into town and you are even closer to some of the technology parks.

(please note that because google doesn't know about all the footpaths, if you just do a postcode search, it will send you a longer way around. I will show you the quick way!)

There is a local shop, pharmacy, post office, doctors surgery, hairdresser/salon, barbers, takeaways, church and dentist close by.

There is also a huge Cost-Co Supermarket on Gunnells Wood Road, just a 12 minute walk away and they sell everything you need for your shopping at discount prices, plus they have maybe the cheapest vehicle fuel in town.

Although the flat is right next to the A1M, you don't really hear the motorway because of the high walls that they've built alongside it. There is no other housing estates to the West, and instead there are fields to walk or run in.

Also nearby is the Tranquil Turtle restaurant and the Fisherman pub, for great drinks and Sunday roasts, just a few minutes walk away.

YOUR LANDLORD:

I am a local professional in my 40s, working shifts in IT. I am also a director of a Music company. I have owned the flat for over 20 years.

I rent an apartment with my family in London and occasionally sleep in the Stevenage flat. There are 3 sleepable rooms in the property, so you will potentially be sharing the flat with another person (and myself when I am staying in Stevenage).

I rented many rooms before this, so I know what it is like to be a lodger myself.

My sister lives just across the hall and will be able to assist you with any queries when I am not around.
