Room for rent in family house (annexe)

We have a room to rent which is part of our house, but has a separate entrance and separate living area, there are no shared areas, so there will be very little contact.
This is a family house (a family of four) and this room/studio flat is an extension on the back of our house, the door entrance is to the side of the house and leads directly to the street, there is a gate for safety and security lights in the alley way.
We have a driveway with room for two small cars, so the Tennant will have parking for one small car next to ours
The room has a bathroom with shower, toilet and basin, there is a fridge/freezer, a smart TV, a small kitchen, with heating, a clothes washer/dryer, a microwave, small hob, sink and free broadband.
Council Tax is included.
