Single Room, perfect for commuters

I am a mesne tenant living alone in a 4 bedroom home, five minutes walk from High Brooms station, and I am looking to take on a lodger. I have the landlords permission.

The available room is a single and currently unfurnished, although I could furnish if required.

The bathroom, living room, dining area, kitchen, small garden and storage unit would all be shared. I rarely use the living room so it would be largely the lodger's to enjoy.

Free parking outside. Fibre broadband included.

My ideal lodger would:

1. Be of a similar age to me.
2. Work a professional career.
3. Be tidy, quiet, easy going and respectful.
4. Not work from home full time.

I cannot accommodate:

1. Couples.
2. Smoking indoors.
3. Pets.
4. Irregular income.
5. Impoliteness.

References will be required, along with a deposit of a month's rent.
