Available until 01/01/21 only. Fully-furnished flat. Located in a quiet area on the Rochester/Borstal border, Close to local shops, lovely river views and countryside.

Easy access to Aylesford, Kings Hill, the Medway City Estate, M2 and M20 by car. Easy commutes to Maidstone, Gravesend, Sheppey, Chatham, Strood and Gillingham. Main bus routes are the 151 or the 145. Bus 151 is 15 mins to Rochester train station, which has high speed links (35 minutes) to London St Pancras.

The flat:
2 bedrooms, shared lounge/diner, kitchen, bathroom with bath and shower, lovely live-in landlords, broadband and freeview. Off road parking. Our flat is set back from the road, with views of trees, the river and nature.

A friendly and relaxed home. It's a place where we can chat, perhaps share the odd meal and go about our own business, respecting each others personal space.

Room:
Standard size furnished with double bed, pine wardrobe, desk, bedside table and drawers.

Us:
Easy to get along with, good sense of humour and we always offer a warm welcome. I studied woodwork at Brighton Uni and I work for an education charity. Simon runs a company which manufactures and installs security railings and gates. We are creative, we watch documentaries, go for long walks, visit historical places. Simon is a footie fan while I prefer rock climbing. We are up and about from 6-6.30am on weekdays.

You?
- student or full time employed, standard 9-5-ish work hours. This house share is not suited to vastly different sleep schedules or shift workers.
- considerate, with common sense, i. e. closing windows when we are out.
- we save money on bills by turning electrics off when not at home. I hope that you would be happy to turn plugs off at the socket (mentioned as I know this can annoy some people) and be clean and tidy.
- a happy, friendly person, who gets on well with people.
- non-smoker who doesn't drink too much.

Usually the initial contract is for two months (negotiable) and rolls on each month thereafter. I require a £400 deposit to secure the tenancy plus one month's rent in advance. Rent excludes gas and electricity. I would suggest budgeting £30 per month for gas and electricity.
