Female vegetarian lodger wanted in spacious flat

my name is Tess, I am French and teach French but also paint + do ceramics when I can.

I have 3 pets: 2 dogs and a cat. They are the most important thing in the world for me so I am only looking for someone close to "animal - crazy" :) Also, someone vegetarian or vegan and non smoker, clean, tidy and social.

The room is a double room not yet furnished hence the absence of photo for the bedroom. I need to buy a bed, a chest of drawers and possibly a desk: all this will be discussed with the new lodger, what she prefers.

The flat has central heating (and I like a warm flat: 20-25 degrees usually), double glazing everywhere, a big kitchen with washing machine and tumble drier. The bathroom has a power shower (or just a normal European continental shower, if you are European!), the living room is spacious with big windows, and armchairs and sofas and a (not very big) TV.

I will consider pets but I don't think I can take a cat due to me having a cat and the fact that cats are very territorial usually. If you have a dog, I would accept a timid or quiet dog, not too big.

The flat is on the first floor in a very quiet sandstone building in a quiet road (no traffic noise, but the bedroom is overlooking the back garden anyway), but within 14 minutes walk from different train station that take you in 7 minutes to Queen Street Station at the cost of £1.60 return (frequent trains, about one every 15 minutes).

No smokers please.
