Looking for 2 friendly flatmates to join our home

We are two housemates living in a top floor HMO tenement flat. It is spread across two floors with 5 bedrooms, 3 bathrooms, a large kitchen and a huge living room. We are just off Victoria Road and very close to Queen’s Park.

We are looking for two new housemates to be part of our friendly, communal home. We respect each other's need for privacy, keep a clean/tidy house, cook together, relax, watch movies and have fun. We are two professionals (F 28) & (F 29) who have a lot of varied interests: photography, music, cooking (vegetarians), plants, yoga, we are all pretty chill to be honest! We often cook and eat together, share food and recipes.
We are ideally looking for someone who is equally communal and would actively be involved with dinner time and sharing food.

The rents would be £300 for the upstairs bedroom with a velux window, and £300 for the downstairs bedroom, this is monthly and doesn’t include the bills/council tax (which is around 60 a month extra).

The downstairs bedroom is a bright and airy double room which would fit a double bed, desk and wardrobe. The wardrobe in the image is included, a double bed can be included, too, but otherwise comes unfurnished. This room gets the sun all day long and has a very high ceiling.

The upstairs bedroom is a bright attic bedroom that comes furnished with a double bed, a set of shelves, a desk, a clothes rail and a bedside table. This room is south facing and also gets the sun all day long too!

Some practical things… As a HMO we are all on the same housing contract. The agency requires the standard proof of income/guarantor, references etc. The deposit is around £300. We are (very sadly) not allowed pets. We have a leak in the kitchen which happens when it rains a lot which the agency is in the process of addressing.
