Bills included double room near city centre

I have a double room available with a brand new ottoman bed near the city centre (George Square is a 20-minute walk away) in a quiet dead-end street next to Glasgow Green.
The flat also comes with a medium storage unit located in GTW storage so if needed any excess furniture/belongings can be stored safely.
The £650 includes all bills and will not change during the tenancy period.
The room is east-facing and gets plenty of sunlight during the morning hours. It has a built-in wardrobe and additional furniture can also be bought to increase storage capacity.
I'm happy to pay for this (within reason, obviously not for an 18th century marble dresser...) It's not fully furnished at the moment to allow flexibility for future tenants to bring their own furniture if they wish to do so.
The rest of the flat is very spacious, the living room includes an ottoman sofa bed (it mainly gets used as a daybed), a bar, a large dining table and further storage.
The kitchen is L-shaped and a comfortable size, fully equipped with an espresso machine.
Free parking space is available and comes with the flat which I do not use.
A lodger agreement will be provided as I own the flat, but I'm not shady like that. It will be a legally binding contract to protect both parties. It gives safety for both you & me.
Animals are permitted however in this case deposit might be increased.

A bit about me:
I`m a 28-year-old event manager, due to the nature of my job I`m out and away a lot. I like to keep my surroundings clean (except when I`m working on a DIY project, in which case the flat can be a bit messy for 1-2 weeks), love cooking and baking so there`s often something to munch on.
My boyfriend`s dog visits a fair bit but if you are someone with an allergy this will be taken into consideration.
Boyfriend doesn't stay over, I normally stay at his. If for any reason this would change I would ask and discuss it with you prior, and I ask you to do the same regarding any partners or house guests.

If you have someone wanting to visit and stay that's absolutely fine within reason. (I'd say usually up to a week)
Again, this can be discussed.
