Spare room for postgrad student or professional

We have a spare bedroom in our flat that we are looking to rent out (dates flexible). It is 500 pounds for rent per month. This theoretically includes Internet and all bills - however, if our energy bill goes up significantly, we may ask you to pay extra. Please keep your energy use within reason. :-)

About the room/flat:
-Your room has laminate wood flooring, a desk + chair, a single bed with two duvets + bedding available, a heater, a chest of drawers, and a wardrobe. (See photos)
-The kitchen has a microwave, stovetop, kettle, extra large refrigerator/freezer, dishwasher, washing machine, and clothes dryer.
-The bathroom has a bath/shower, sink, mirror, and heated towel rack for the cold months.
-The living room has a sofa and some workout equipment (weights), along with a massive gaming projector we watch tv or play PS5 on.
-We have low ceilings, so the house is a lot easier to heat than tenement flats.
-We live near Maryhill Park.
-You can walk along the canal to West End from our house in about 45 minutes. 15 minutes if you bike.
-There is a bus that goes directly from outside our flat to West End (the University of Glasgow) and another that goes to the city centre.
-We are a five minute walk away from Asda, which is a large and cheap supermarket.
-We are an eight minute walk away from a train station which can take you to Glasgow Queen Street station in the city centre.
-We are close to many wonderful parks and walks along the river that we can show you.

About you:
-We are looking for a post-graduate student, PhD student, or professional. We would prefer someone international as we love learning about other countries and travelling.
-You must be 27+ years or older only, please.
-We have a small dog, so you MUST be dog-friendly! She is very sweet and will be excited every time you come home! She loves walks, cuddles, playing ball, and bike rides.
-Someone who likes nature would be ideal, as we live next to many beautiful walks and hikes. We often take the car out and go to a national park or mountain to walk on the weekends, and you would be welcome to join us!
-Someone who is easy to get along with, friendly, chilled out, respects the common spaces, communicates their needs, etc.
-Someone who is okay living alone during the times when we are on holiday/travelling elsewhere.
-Someone who primarily works or studies outside the flat.
-Someone who is non-smoking.

About us:
-We are both in our early 30s - Andrew is a postdoctoral professional and AK is a professional. AK works entirely from home and Andrew works both at the university and at home.
-We love video games, sci/fi, and fantasy. We are definitely nerdy. We also like nature, dogs, art, and books.
-We do not drink alcohol, smoke, or do drugs.
-We are not "neat freaks" but we do keep the house relatively tidy - no dishes sitting around, dirty surfaces, etc.
-We have a car and can help you get settled in Glasgow if you’re coming here from abroad.
-We are both friendly/helpful though introverted. We do not want to hang out every single day with our roommate, though we definitely want to hang out every once in a while. :-)
