One double room available in large top-floor tenement in Woodlands area. Move-in date negotiable, can do video viewings over Zoom etc. Private landlord, no letting agent or factor involved.

I am looking for a flatmate to replace my friend who is moving abroad. I am friendly and sociable and like to have friends round for dinner/drinks regularly but fairly low-key most of the time. I work M-F 9-5 in an office in town, but currently from home since the start of lockdown. I go out to gigs, pubs, parties, festivals, events etc most weekends and tend to go out of town at least once a month for trips away. I've lived with family in the Western isles and North East Scotland, student halls in Glasgow for a year, one flatshare with strangers and two flatshares with friends whilst at uni in Aberdeen and also in a flatshare with strangers and then with a family in France on my year abroad...so I'm very adaptable. As such I'm mostly fluent in French and have a little Spanish and Scots Gaelic - as well as English.

I am fairly clean and tidy but not a neat-freak, I cook a lot so the kitchen is well kitted-out and I tidy up behind myself - kitchen and bathroom being clean is my priority, fairly laid-back about the rest of the flat but try not to let it get too messy. Just ask if there's anything I've not covered...

Ideally prefer someone around my age, professional (purely due to council tax) and who is into listening to music (I'm willing to share a Spotify premium subscription 🙂) and having a beer/glass of wine in the flat together from time to time - I'm used to living with a friend and hanging out together. I have an indoor cat who is fairly low-maintenance, so you must be cat-friendly 😊

Room available comes with double bed, two wardrobes, some shelving, bedside table and has a North-facing sash window. On-street parking available (permit required, but very cheap).

I've put a rough total of rent and bills combined in the ad but here's a breakdown of what's included: Rent £350 each, fibre broadband with ee ( £24 p/m between us), gas hob, brand new electric oven and central heating, (gas & elec are currently with Octopus Energy £60 p/m between us, a smart meter is being installed once Covid restrictions allow), there is also a washing machine and fridge-freezer both new in the past three years or so. Council tax band C, to be split equally 10months a year. So this all works out about £475pm in total, rent will be paid to the landlords and bills to myself since they're all currently in my name, but I will of course keep all paperwork accessible and transparent so you can trust what I'm asking for.

There's a large sitting room and large kitchen - great for having friends in - three sofas in the sitting room, including one sofa-bed for guests. Bathroom with shower-over-bath. Sitting room has a TV with Roku system for access to Netflix etc.

Ten-fifteen mins walk to town or West End in each direction, St George's Cross subway a couple of minutes walk away, Charing Cross train station less than ten mins walk away. Please ask for any more details.
