The room is warm in winter and cool in summer. It is quiet despite city centre location. It is bright, fresh, and comfortable, with a desk and chair, and kettle I will supply a small fridge for the room, if desired. It has its own dedicated shower room. Towels, sheets and duvets and pillows are supplied if wanted. If you use your own, they must be BS safety compliant.
The upstairs is a beautiful, bright, spacious, shared area. It is very well equipped for cooking, eating and relaxing. There are two other tenants, who each work nearby. You can meet them in person or by video. I live some distance from the apartment, but come through once a month.
The apartment is HMO licensed, so safety of all tenants is of high importance and you would need to comply with some regulations and features, such as not smoking - self and guests.

Council tax - Band G. Bill covered in rent. Energy is covered to an average of £235 per month, total bill, and this is unlikely to be exceeded. I forward energy bills to tenants monthly for information. Broadband is included as is building management and cleaning. £100 extra rental for a couple.
