Looking for female student for room in Finnieston

Current room set up - new-ish bed available for purchase.

Hello, I'm looking for a female student/professional* to join me in a cosy flat in Finnieston starting from late April. The flat is on the third floor in the heart of Finnieston, 1 min away from a Tesco, and about 15-20 mins to Glasgow Uni campus. It is a one bedroom flat, but the living room was converted into a bedroom (your room) so it's really spacious and you can use the sofa bed, bring your own bed, or buy the new bed from my current flatmate.

* Professionals are welcome but you would be responsible for the council tax (band C) although you'd have a lower rate due to my student status.

I am a PhD Researcher at the University of Glasgow. I am sociable, but I like the flat to be reasonably tidy and quiet so I would not want any parties or big groups in the flat please. Also, no smoking or pets please due to allergies. The rent is £315/month + bills (fluctuate between around £100-150/month depending on weather, and include utilities, flat insurance and internet).
