I’m 30 and a working professional looking for a new flatmate, as my current one is moving out in December. I’m hoping to find someone sociable and easy-going who I’ll get along with and who’ll enjoy the flat as much as I do.

The flat is a lovely 2-bed in Hyndland in the West End, just a 2-minute walk from Hyndland Station (around 7 minutes into the city centre by train) and about 15 minutes’ walk to the heart of the West End.

The double room available is furnished with a double bed and wardrobe, and comes with its own small office/study room, which is ideal if you work from home or just want a quiet space.

The living room is bright and spacious, with a dining area and TV area. The bathroom is shared, and the kitchen is on the smaller side but has everything you need and works perfectly day to day.

• Rent: £565 pcm (currently – subject to review when the new tenancy is set up)
• Council tax: Band D (paid separately)
• Other bills: gas, electricity, Wi-Fi paid separately
• Parking: on-street permit parking available via application

A bit about me: I run my own digital marketing business from home. I use a small corner of the living room as my office because I like to keep work and my bedroom separate, but please don’t let that put you off – I genuinely don’t mind if you’re watching TV or hanging out in the living room while I’m working.

Outside of work I’m pretty laid back and like getting out and about – road trips, snowboarding, travelling, and working on cars are my main hobbies.

The flat is rented through an agency, so there will be a formal application process. Rent may be adjusted slightly when the new tenancy is created. References will be required, and a guarantor may be requested depending on your circumstances.

No couples, male or female, ideally 22–34, who is a young / working professional.
