Room available in lovely West End Flat | 400pcm

Hey,

I'm looking for someone to take over a room in our gorgeous wee 3-bed West End flat. It's situated v close to the Botanic Gardens, 15 minutes from The University of Glasgow and a ten-minute walk to Hillhead subway station.

The room is furnished, definitely on the small side but cosy, and has a dresser and a desk. There's one shared bathroom, a small but well-stocked kitchen and a large living room with loads of plants, records and books! It's a really lovely old flat and we are very happy here.

We're two pals working in the music industries in Glasgow and we're looking for someone who's sociable and friendly (introverted is ok tho dw!) - we want someone interested in music who'll hang out with us and who we'll get along with, not someone just looking for somewhere to crash?? Also we'd prefer young professionals or postgrad students and women/NB applications but aren't firm on this.

The area is super quiet and family oriented - it's not a student area - and one of the conditions of our tenancy is being quiet and mindful of the noise. So, while we're looking for someone up for joining us on nights out/going to gigs and clubs, it's defs not a party flat- more of a chilled base to have wee dinner gatherings and movie nights. Pls bear this in mind when considering applying! <3 Similarly we're both v tidy and clean, and respectful of the space.

Rent is 400pcm excluding bills and council tax, which is band E split equally three ways. Internet is about £8 a month each and bills are difficult to estimate at the minute given the price rises. At the pre-April cap we were paying around £35 a month each. Overall, we'd expect costs all-in to be between £500-550 a month dependent on bills etc. This unfortunately could be higher, more like £600pcm, come further bill rises across the winter! But hopefully not 🤞

The deposit is £400.
