Double room, private bathroom, quiet, modern G12

As of February, there is a room free to let in this modern flat in Hyndland. It’s a 2 bedroom, 2 bathroom flat. The available room is a double bedroom with a separate bathroom (shower/bath, toilet, sink). There's a shared closed courtyard. There’s a large kitchen, as well as a living room with plenty of space for socialising and space for working from home. My outgoing flatmate has worked from home from the living room for their entire tenancy with no issues. It’s quiet and away from the street. There is lift access.

Since it’s a rental, it’s a non-smoking and no pets flat. The building is very residential and quiet (older people and families) so this is a no-party flat. The landlady is fantastic and we rent directly from her, not through an agency.

Bills are not included (gas, wifi, electricity - averages £65/month, but often less for gas in the summer).
I'm a student so don't pay council tax. If the second tenant (you) is not a student then you would pay the 75% rate of council tax. We're band F so this would be £217.82 monthly.
