Room in Barn Conversion

Current furnishings

I am letting out a double room in my large barn conversion, which is set within the picturesque location of Quernmore. Rent includes all bills (unless gas and electricity bills go up significantly after moving in).
I am a PhD student at Lancaster University and have two sons (6 & 8) who live with me half the time. We also have a pet poodle who loves to play and cuddle.
The house has 4 bedrooms, 3 of which are upstairs and occupied by my housemate Abi, my kids and me. The available room is downstairs and will be free from April and comes with access to a shared kitchen (own fridge), garden, and bathroom. There is the option to buy some of the furnishings from our current lodger (raised double bed, pull-out seat, desk, chest, lamps). The first few photos show current furnishing of the room, last few photos show room with included furnishings (double mattress and wardrobe).
The property is located in an Area of Outstanding Natural Beauty (AONB), with popular hiking trails right at our doorstep.
Lancaster University is a 10 minute drive (15 minutes cycle) and Lancaster town centre is a 15 minute drive (30 minute cycle) from the house.
The prospective tenant would either need to be an incredibly fit and hardy cyclist to commute over the many hills (often in pouring rain) that surround us or have their own car. , via WhatsApp for questions or to arrange a viewing.
