A nicely decorated and cheerful home, not just a house to live in. The whole house has recently been insulated making it a warm and cosy home.

In the ensuite room (unavailable), you'll get a light and airy bedroom with (extremely comfortable) King sized bed, large fitted wardrobes and a corner chair. Ensuite comprises private shower, corner toilet and sink.

The superking room (available) comes equipped with extra large wardrobe, 2 x bedside tables, chest of drawers and chaise launge..

There is also an attic room which comprises a king bed, small wardrobe, under eaves storage and two bedside tables. This also has the benefit of a shower and sink (no toilet) awaiting connection. POA.

A new bathroom renovation means the original bathroom has been split into two. The attic room (for visitors) shares the family bathroom with the SuperKing Bedroom only.

Rooms are offered with quality Egyptian cotton linens - after all, a good nights sleep is imperative.
This is a great home for those who want privacy and a good rest, plus you get use of the kitchen and laundry facilities (provide own laundry detergents).

As well as your room, you'll have shared access to:-
Ground Floor:
- Beautifully decorated large lounge, with plenty of comfortable seating (for up to 8 people), footstool, coffee tables, TV/DVD, and Wii.
- Large, spacious "country style" kitchen, with laundry facilities, gas hob, oven, 2 x fridge, freezer, dining table and 6 chairs

Upstairs:
- Clean and newly refurbished bathroom
- Large bath with mixer taps and shower/shower-screen

There is a Lower Ground Floor which is a private dwelling.

Outside:

- Street Parking (private road, and additional parking at rear). Offset from the main road means that it is quiet yet not isolated. Ample parking at the rear.
- Small front garden.
- Small back yard (for basement occupiers only)
- Balcony for sitting/reading and listening to the sound of the brook beyond.

You'll be joining a working professional with an interesting job, and seek similar. I work late; which means you get peace and quiet if you need it and no fighting over the tv remote control :)

You'll be joining a clean and tidy household with someone respectful of others and their own property - and you'll be the same, and willing to "do your bit" to keep the home tidy (clean communal areas i. e. bathroom/kitchen utensils and surfaces after use, clear up spillages immediately etc etc). Having a sense of humour and being good company is a must! Male or female considered. A cleaner visits once a week to clean communal areas.

There is unlimited broadband avail be through the shared billing, which is based on the number of occupants (currently 1).

Location:
Set in the beautiful Rossendale Valley, on the border between Newchurch and Waterfoot. House overlooks grassy verge, is private, but not isolated.

Based in Newchurch but within walking distance of Waterfoot village, which offers great local amenities including bakers, butchers, supermarket, hairdressers (several), aquarium, DIY shop, chipshop, various takeaways and quaint pubs, whilst Rawtenstall town centre has a delightful main shopping area, a friendly indoor/outdoor market, and popular restaurants.

Behind the house you can take a walk along the Pennine Bridle Way as well as lots of other walks in the area. Lee Quarry is only a short cycle ride away and offers great mountain-biking opportunities. The local Rugby Club is only a short walk away. There's a drama and dance school in the village for those wanting to improve the dance skills or fitness levels and many other activities depending on your interests.

Public Transport
Buses to Manchester - Direct from Rawtenstall, regular X43/X41 bus service into Manchester from the town centre (15 min walk). Buses run every few mins, take between 45 mins and an hour to get to Central Manchester. The last bus back is 11. 10pm.

Driving
Motorway to Manchester - 25 - 40 min drive down the M66 into town.
Great location to acccess all the motorway networks. M56, M6, M62, M57, M65 all only accessed by a motorway just a minutes away.
