2x Double Rooms to let in Todmorden House

I am looking to rent out the spare rooms in my house in Tod on a 6-12 Months initial arrangement pending further review.

Both rooms come part furnished but I am more than happy to move some things around to accommodate bringing your own furniture. There is a wardrobe and additional storage space included both rooms. The rest of the house (bathroom, kitchen and living room) are shared spaces.

There is off-street parking for anyone wishing to bring a vehicle, otherwise, there is space in the shed outside for a bike or alternative transport. The house is a 6 minute walk from the supermarket and a 12 minute walk from the train station connecting you easily to both Manchester (25 mins) and Leeds (45 mins).

I work away most of the time (3-5 nights a week) meaning lodgers would have the house to themselves the majority of the time.

Council tax is covered by rental agreement, any other bills are excluded from the arrangement. In the last year Gas/Electric bills have been roughly £50/month/person however I replaced the boiler 6 weeks ago therefore would expect heating efficiency to increase.

*note there has previously been a cat living in the property but he and all cat-related furniture will be leaving with the exiting tenant - the property will but thoroughly cleaned after their departure so no risk to anyone incoming who may have pet allergies*
