Room to Rent in Walmersley Duplex

Hello!

I've recently moved into a house on Old Brewer's Court in the Walmersley area of Bury and I'm looking to rent out the 2nd room, with the landlords approval.

It's in a good location with countryside (and lots of walking routes) essentially on the doorstep but also has a bus stop a 1-minute walk away which goes directly into Bury (and also north into Ramsbottom/Rawtenstall). I have already claimed the parking spot in the garage however there's loads of unrestricted on-street parking just opposite the court.

The house has a spacious open-plan kitchen/lounge which backs onto a garden patio area. There's also a separate utility room with washing machine and tumble dryer. There is 300mbps internet.

There is a downstairs toilet and a massive upstairs bathroom. My bedroom has an en-suite with shower, so this big upstairs bathroom would essentially be just for you other than my occasional bath!

I'm a 29yo male. I'm super into music and board games. I'm also into video games, climbing, running and love a good pub crawl (easily doable from this house).

It's in council tax band C which works out to £84.77/mo each. Bills (inc. internet) usually average to about £300 at most (so ~£150 each).

Really important to note I'm looking for someone of similar age to me. I'm keen to find someone with similar interests who'd be up for hanging out sometimes. I've been receiving a lot of interest but often with little to no detail so I would appreciate a bit about yourself and interests to see if we would be a good match.

You need to also be aware that I work shifts and so sometimes I will sleep during the day, and due to the nature of my job anyone that I live with could potentially be vetted by the police. I also intend to get a cat in the near future so you need to be okay with cats too but I hope this is a positive!
