Double room to rent in a new build property

Here I have a double sized spare room to rent. The house is a new build property located in the Platt bridge area. The selected lodger will have access to the kitchen/diner, living room if they wish, bathroom, large garden and drive way. The preferred tenant will be punctual with rent payments, clean, tidy and help out with chores around the house and be respectful of the property.
The bedroom if furnished with a bed/ mattress and duvet and wardrobes, I will also supply a wall fitted TV in the bedroom.
The bathroom will be shared, so please clean up after use, there is also a downstairs WC.
I am a relaxed, friendly male landlord, I work long days and usually pretty busy at the weekends.
I am looking for someone who is in a secure job, respectful and clean and tidy, None smoker. Any items broke or damaged by the lodger will need to be replaced like for like.
