Room To Rent - Hinckley Area

Hi,

I have a furnished double and single bedroom available in Hinckley area.

The room includes a comfortable bed, wardrobe area for clothes etc and includes a TV point and has its own lockable door.

There is shared use of kitchen, bathroom and lounge communal area and the house has gas central heating, shower and bath, double glazing, oven, microwave, kettle, toaster, washing machine, and use of a dishwasher. All kitchen utensils, crockery, pots & pans are available or if you choose to bring your own then that is o. k.

The house is a 3-bed semi-detached, and is situated in a safe and quiet cul-de-sac, has accessible parking and is within walking distance from the Morison’s supermarket, Gym and local shops and industrial business parks. There is also easy access to the M69, M6, A5, A47.

The town centre is approx. 2 miles away and has a range of shops and supermarkets and a cinema and the train station is about 10 minute drive away.

The rent is all inclusive, (electric, gas, water, council tax, broadband internet - unlimited).

There is a deposit required which is equivalent to one month's rent. You will be provided with a tenancy agreement (discussed mutually together) and a receipt will be provided for your deposit and rent (if required).

Rent is payable per calendar month and will be £375 per calendar month for double room and £325 per calendar month for single room. If you did want to pay rent weekly this would be £85 per week for double room and £75 for single room (can be discussed).

I can also accept couples for the large room but as there are 2 people the rent will be £560 per calendar month and deposit will be £375 (due to increase in bills and costs).

References are required (one from work employers and one character reference / guarantor).

As a live in landlord I tend to do the cleaning in communal areas and ask that you keep your room clean and tidy and general communal area clean and tidy when used. I would also ask that a small contribution is made for cleaning materials (which can be discussed).

I am looking for a friendly, non-smoking professional who is responsible, respectful and clean and tidy.
