Coming back on the rental market as my current long term renter of nearly 3years has bought his own home.

Hi! I’m Gemma — your potential live-in landlady. I’m 40, bubbly, outdoorsy, and usually found hiking up a hill, snapping photos, planning my next trip, or cooking something tasty in the kitchen. By day I’m a Project Officer in the Defence Aerospace Industry, and by night I’m a lover of good food, cosy evenings and a peaceful home.

I’m looking for a professional male or female to join my lovely, quiet home in Birchwood. Ideally you’ll stay for 6 months to begin with, then roll on month-to-month if we get on well (and I’m sure we will!).

Fully furnished, comfortable, and ready from approx. 1st March 2026! (Dependent on current lodger completing on his house purchase and moving out) It includes:

Solid oak double bed with a comfy orthopaedic mattress

Two oak bedside tables with lamps

A very spacious wardrobe & cupboard with both shelves and hanging space

Blackout curtains + wooden venetian blind

Small Freeview TV

WiFi and all bills are included (except food and landline phone).

You’ll have your own off-road parking space on a block-paved driveway (private cars only — commercial vehicles can use the plentiful on-street parking nearby).

🚭 Smoking / Pets

Prefer a non-smoker, but smokers are welcome as long as there is no smoking anywhere on the property at all.

I don’t own pets, but I occasionally dog-sit for friends/family — so you’ll need to be ok with a friendly four-legged visitor now and again 🐶💛

💼 Who Would Be a Good Fit?

Ideally someone working in or around Lincoln, preferably in an office.
If you work from home full-time, we can chat about a slightly adjusted rental rate to cover extra utilities.

💷 Rent

£542 per month (all bills included).
(£125/week × 52 weeks ÷ 12 months)
