Hi, my name is Gemma, I am the live in landlady for this property and am looking to rent out my spare double room.
I am a bubbly, outgoing 37year old who works full time in the Motor Trade as an Account Manager. In my spare time I enjoy hiking, camping, photography, travelling and I have a big passion for cooking too.

I am looking for a professional male or female to rent my spare room, initially on a 6 month basis but ideally then extending this in to a longer month by month rolling tenancy.

The room comes fully furnished and comprises of:
• A solid oak Double bed & comfortable orthopaedic mattress (bedding not provided)
• 2 oak bedside tables with lamps
• A small desk
• A very spacious wardrobe & cupboard complete with shelves and hanging space
• Fully lined blackout curtains and a wooden venetian blind at the window
• Small freeview TV

Included in the rental cost is the use of WiFi and all bills (excluding food and landline phone).

I also offer off road parking on a block paved driveway for your own private vehicle (its not suitable for commercial work vehicles however there is plenty of on road parking)

The main home comprises of a large fully fitted kitchen, large lounge, a conservatory lounge/dining area, downstairs toilet, utility room and a main upstairs bathroom.
The property also has an enclosed private garden laid to patio, with rotary washing line, BBQ, chimnea, Woodfired Pizza Oven and Patio furniture.

Situated approximately 5mins away from Damons Restaurant and a 2min walk from the Birchwood Co-op and shopping area, it is close to the A46 with easy access in and out of the city. About a 10/15 min drive into the city centre. It is in a quiet location with well respected neighbours.

I would prefer a non smoker but will accept someone who smokes provided they can understand that smoking is not permitted on the property at all.

Ideally you would be someone who works in or around Lincoln in an office. If you must work at home then I'd need to discuss the rental cost to cover any additional electricity/heating, etc.

Whilst I do not own any pets, I do look after a friends dog now and again, so you would need to be ok with this.

Cost is £498 per month which includes bills
(£115 per week multiplied by 52 weeks and then divided by 12 months)
