Double room in 3 bed house

I have a newly decorated double downstairs furnished room to rent in a mid terraced house. The house is 10 minutes walk to city centre .
My street is a dead end which makes it quiet.
Will be shared living room, kitchen and wet room.(no bath so no long waits!). There is a good sized walled garden with lawn and garden furniture for all to enjoy.
I am 52, female and own the house.
I work 35 hours at a bakery shop in town.
I like to go out to open mic nights , for a game of pool, walking my friends dogs or in the summer I can also be found relaxing in my garden.
My housemate in the upstairs room is male 34 and works Monday - Friday 9 - 5.
I've rented out my 2 rooms for 16 years, I used to run pubs and clubs so am out going and used to living with others. I would like my new housemate to treat my home as if it was theirs.
I am friendly and like a chat but also enjoy my own company, someone like minded would be ideal.
