Large Double Room Available Now

We have available a *huge* double attic room in a 3 bed, 2 level maisonette in Alexandra Palace. The contract is for 6months with the option to extend if we want.

YOUR ROOM
Your room, the biggest in the house, will come part furnished with a bed and brand new mattress. It will be repainted white before you move in!
There is plenty of space for you to get a desk and a chair in there as well as wardrobes and chest of draws if you choose, if you need to work from home!

Your room is on the 2nd level of the flat (where the attic would be).

THE COMMUNAL AREAS
Large open plan kitchen/living room/dining room with a 4 seater dining table and two huge sofas, shared fridge/freezer, dishwasher, microwave and all glasses/plates/pots/pans and cutlery. The fridge/freezer/cooker are all under 1 year old.

There is one full bathroom with a rain head shower and a normal shower head over a big bath and also a toilet and a huge mirror.

We are also lucky to have a good sized separate laundry room with a 6month old washing machine. The laundry room also has a 2nd toilet (that we generally only use in emergencies!)

HOUSEMATES
First is me, I'm Sallie! I am English, 32 and a designer currently working from home. I am a proud member of the LGBTQ+ community.

Second is Iris. She is Portugese, 20 and is a kids football coach!

We both speak English, and Iris speaks English/Portugese!
Generally we have been keeping visitors to a minimum until we have all been vaccinated as there is one person in the house that is classed "extremely vulnerable" by Boris!

THE AREA
I have lived in London for 6 years now and this is the safest area I have lived in.
We live on a main road that is well lit at night and 5min walk to Alexandra Palace National Rail, 10min to Wood Green Tube. We have a bustop for thr 184 across the road and at night the N29 to drop you just behind Alexandra Palace train station at the bottom of our road.
There are various corner shops and takeaways 2mins from the house.

We have the amazing bonus of living right next to Alexandra Palace itself, with incredible panoramic views of the London skyline, huge grounds for walking, running, playing sports or simply sunbathing with a cider! It is around a 15min walk to the front of the palace.
The beautiful town of Muswell Hill is a 15/20min walk away with supermarkets and beautiful independent bakeries and cafes!
10mins away you will find Wood Green that has a shopping mall with TKMaxx, H&M, Superdrug, Wilkinsons, Morrisons' Tesco Express, Sainsburys and a Lidl. There is also "The Gym" and "Easy Gym" as well as a cinema.

RENT AND BILLS
This is not a house share, it is a privately rented flat therefore bill's are not included. Unfortunately we cannot accept students.

**There is NO DEPOSIT needed to move into this flat**

The utility bill's usually come in at around £80pm. This includes:
Council Tax
Water
Gas
Electric
TV Licence (that covers the every room in the property)
Virgin Internet/TV

Each month I will show you the statements for the bill's so that you can see what you are paying for.

For single occupancy: £650pcm
For double occupancy: £750pcm

We usually split the cost of cleaning products and toiletries as and when we need to top up.
VIEWINGS
You may view this flat in person from 3pm daily.

Please wear a mask when you come to visit, or you won't be allowed in, we will also be maintaining social distancing!

You will be asked to wash your hands when you arrive, we have soap but if you have sensitive skin please feel free to bring your own hand sanitizer!

If you decide to move in you will need to be able to provide:

1. Passport or other legal ID
2. Proof of income (last 3 months bank statements and employee work contract etc)
3. Contact details of 2 references (one being a landlord reference where possible)
