Hello! My flat is available to rent from 27th May. I'm not living in the other room and it's locked so it's essentially a one-bedroom flat that's available exclusively for you.

The flat is a split-level home located on the top floor of a period conversion in Anerley. Because it's split level, it feels like a little house. It's within walking distance of many train stations, you can get to central London in 20 minutes.

Birkbeck station (to London Bridge) - 5 min walk
Anerley station (Overground) - 15 min walk
Kent House station (to London Victoria) - 15 min walk

Crystal Palace is within 20 minutes walking distance and Peckham, Brixton and Croydon are all nearby by bus.

There's also a tram line 5 mins away that takes you into Wimbledon, Central Croydon or Beckenham. Despite these close connections to all of London, the flat is on a quiet, residential road.

Co-op is 2 mins walk and Aldi is 5 mins walk away, cafes, post office and a gym are just around the corner.

Furnished with a double bed and mattress, and wardrobe.

The bedroom is over 12ft by 12ft so pretty large. Window looks out onto the garden away from the street, and you have no connecting walls to other homes so it is quiet. There are loads of plug sockets if you have lots of electronics.

The bathroom is new and has a waterfall showerhead.

Wifi, water and council tax is included within the rent and electricity is paid by the residents, there is no gas in the property.

Rental period is for up to a year initially but this can be resisted closer to the renewal period.

Cats, rabbits, rodents are OK, birds and dogs aren't permitted in the lease.
