THE HOUSE
Situated in Anerley, Beckenham and within the London Borough of Bromley. Very large, double-fronted, 3 storey home with secluded 60ft rear garden containing table & chairs. All the bills are included as well as complimentary use of the fast and reliable WiFi. This is very much house share as opposed to just room rental.
This house benefits from two bathrooms. The landlord is only seeking 2 lodgers so these would be shared between just 3 people. There is a main bathroom with freestanding bath and shower attachment, wash basin & W. C. with cupboard space for toiletries & towelling. There is also a shower room with electric shower, wash basin and further W. C. This bathroom houses the tumble drier.
There will be use of the main living room which also has a dining table (seats 4 people). The kitchen is small but functional with double oven, microwave, toaster, kettle, fridge/freezer and washing machine. The house is situated on a wider yet quiet road in a residential area, which is very close to a park. Ample parking exists directly outside & on-road.
SHOPS
Nearest shops are a 5 minute walk (at the end of the adjacent road) comprising of: a small Co-Op with Amazon & InBox drop/collection boxes, a Post Office, an affordable independent Gym and a number of take-away shops (including fish & chips, kebab - both highly regarding within Beckenham), a cafe, barber, dry cleaners and two cashpoints. For larger supermarkets, there is both an Aldi and a Tesco superstore within a 10-15 minute walk or 5 minute drive.
TRANSPORT LINKS
TRAINS: Nearest train station is Elmers End which is a 10-15 minute walk. Trains from here to either London Bridge or Charing Cross take approx. 20-30 minutes. There is a large Tesco superstore directly outside this station - handy for a quick shop before heading home!
BUSES: bus stops within a 5 minute walk (one just around the corner and the others at the other end of the road) include the 75, 157 and 356
TRAM: A 5 minute walk (to the end of the opposite road) takes you to Birkbeck station. From here you can get a 5 minute tram to directly outside Beckenham Junction train station serving London Victoria in approx. 25 minutes. Beckenham Junction tram stop is also on the corner of the main High Street of Beckenham.
ABOUT THE LANDLORD & EXPECTATIONS
Friendly, approachable & professional landlord. There is a resident family cat (Bengal) who is not permitted in any bedrooms and is a hypoallergenic breed - does not shed hair. Looking for two professional tenants who work full-time and not from home. Trustworthy, clean & respectful of both the home & each other. All communal area housework to be shared mindfully & fairly. Not looking for a constant flow of tenants or visitors - otherwise would consider Air BnB!

PROCEDURE/FINANCES & OFFER!
STEP 1: Viewing/discussion by WhatsApp video call initially and if both parties are interested, a further viewing in person. Subject to agreement to rent, an immediate, holding fee of £100 is payable. Standard vetting/checks will then be carried out via a third party company. Assuming the information provided is correct and you pass these standard checks; this holding fee would then be deduced from the first months' rent. ** Please note, failing these standard checks or providing false information will result in complete loss of the holding fee & no tenancy offered**
STEP 2: A lodger contract will then be provided for signature. This will then need to be signed & returned with the 5 week deposit and first month's rent (minus the holding fee) and, if qualifying, also minus the 50% discount on the first months' rent. Keys will then provided on move-in date/arrival. Examples shown below off what it could cost.
ROOM 1:
Holding Fee of £100.00, 5 week deposit £980.00 + First Month's rent £850.00 = £1830.00 LESS holding fee of £100.00 = £1730.00. If qualifying, a 50% deduction of £425.00 = £1305.00
ROOM 2:
Holding Fee of £100.00, 5 week deposit £865.00 = £1615.00 LESS holding fee of £100 = £1515.00. If qualifying, a 50% deduction of £375.00 = £1140.00
**50% discount is subject to a minimum contract length of 6 months. Earlier exit will result in this discount being withdrawn and payable in full, being deducted from the 5 week deposit**
