The flat has a nice terrace with folding doors for when the weather is good opening up the whole living room.

There is a large 48 " TV, Fridge/Freezer, Washing machine, dishwasher for you to use and cooking utensils for you to use

Included are ALL bills : water , electricity , council tax , super fast broadband and tv license. (NO additional bills or charges)

The room has a large double wardrobe to put all your clothes and a double bed . Option for a small desk if required too

There is a large desk in the living room you can work from if you WFH and I’m at work all day so you’ll most likely have the flat to yourselves . Tend to leave by 7-8 am

The bathroom and toilet are private and next to the room , not en-suite .There are two in the flat , one for each room . No body will be able to use yours except you

Room measurements 3m x 3m, with a large window and sky light so plenty of natural light .

We have another communal store room in the building to put suitcases or larger items you don’t want in the flat as well as some storage area outside our door on the landing

The room is available from end of August / beginning of September on a Monday to Friday basis but move in date can be flexible if necessary to suit you as my current flat mate is moving out soon .

The building is owned by my family and we pay monthly rent to them

Work wise I’m a food & beverage manager for a co working office in Holborn and work Monday to Friday on site so not from home mixture of mornings and evenings.

There’s some vinyl records as you can see in the living room rest assured it’s a lovely quiet flat , occasionally get plaid in the background on sunny afternoons. and you are welcome to listen to any.
But definitely not a party flat, generally very peaceful and quiet place

A lodger agreement that’s provided by Spare Room that details your rent etc will be provided for both of us to sign. I can print or email it to you to have a look.

One month rent £750 and £400 deposit to secure the room so £1150 in total
