We are looking for a new flatmate to join us in our 3-bed apartment on St John Street in Angel from 1st July 2024 (we can be a bit flexible on the exact date) Unfortunately, one of our flatmates is moving out to be with his partner, but we love our place so are keen to stay!
A bit about us:
- Two males (30 years old) both working in professional services
- Both sociable and love to spend time out at the weekend, but often work long hours so weeknights are usually very quiet and consist of gym time, catching up and chilling/resting
- We would be looking for someone with a very similar profile i. e. busy job during the week, sociable weekends, and a good level of respect for the working week!
- We both work from home 2-3 days a week
- We are a sharing household and so typically share each others' communal items in the kitchen/living area. We have a well-stocked flat so the new tenant wouldn't really need to buy any of the basics!
A bit about the flat:
- Newly refurbished 3-bed flat (2nd floor) on St John Street, a very quiet road 5 mins walk from Angel Station
- Flat is finished to a very high standard
- 1 shared bathroom and 1 en suite - double room for rent would have use of the shared bathroom with a new, standalone waterfall shower
- New kitchen with all new appliances - you would have access to all of the kitchen items that we have already purchased/own e. g. smaller appliances, coffee machine, air fryer, kitchen utensils, crockery etc
- Large open-plan living area
- Access to a communal garden through a locked gate at the back of the property, with covered bike storage
- Wooden flooring throughout and in-built wardrobes
- 1GB fibre internet via G Network (great for working from home!)
- Double bed + in-built wardrobe with bedside table. Space for a small desk.
- Parking possible - we can ask for a resident's permit but given that we are in Zone 1, we have never bothered with a car due to the congestion charge
A bit about the area:
- Local transport: regular buses to Soho/Liverpool from ~2mins walk from our flat that take around 15 mins
- Northern Line is from Angel Station
- Farringdon is ~13 minute walk giving access to Thameslink, Elizabeth Line, Metropolitan, Circle etc
- Eurostar/Kings X within 15 mins by bus
- Our road is very quiet and the bedroom looks out over the back garden/courtyard so is well insulated from the noises of the city
A bit about the rental terms:
- £1400 including bills (Gas, water, council tax, electricity, and broadband)
- Deposit required of 2 weeks total rent, but further detail to be confirmed once we handover the contract to the new tenant with us
- We would prefer at least 12 months tenancy
- We would prefer to meet you in person and show you around before we make a final decision. We are keen to have someone that will gel well and become part of our unit. It's important that if we are living together, we can get to know each other and respect each others' lives.
