Double room in chill house/ 6 months/ no agents

Hello! I am the current occupier of this double bedroom in Archway. I am moving into a couple-appropriate place and thus am looking for a nice and respectful new flatmate for my current housemates.

TL/DR: 6 months with possibility to extend, no agents or fees, caged pet friendly, cool housemates, £701 total with bills, private landlord, double bedroom with bed/mattress/ storage/ clothing rail. Living room, kitchen, garden.

Long bit:

There are 4 bedrooms in the house and you will be sharing the large house with
Matt - Italian/graphic designer
Anna - German/ MA psychology student at UCL
Patrick&Dalila - Italian couple/Hairdresser&Yoga teacher (currently travelling but will be back in April)

This is not a party house (however Matt will be very happy to take you out to the best raves in London) - everyone respects their privacy and space.
However we do have the occasional dinner party as the Italians love cooking and sharing food when not busy with work!
Everyone has different work schedules so thankfully we never needed to wait to use the bathroom.
Because of the current amount of occupants we cannot accomodate couples and the room is best for a single person.

Property features:
- Situated in a quiet neighbourhood. 1 minute walk from Upper Holloway station or 5-7min walk to Archway station (Zone 2). There are loads of shops including Aldi, Tesco, Sainsburys and even a vegan supermarket.
- Large equipped kitchen with dining table. There are two fridges! We have a vegan friendly fridge and a regular one for the rest of us.
- Separate living room with couches and chill out space
- Private garden! Space to grow your own veggies/plants or have a BBQ in the summer. You can also smoke here (but not inside the house sorry!)
- Bathroom with bathtub, toilet, sink and storage
- Attic for excess storage
- Harry potter style 'under-the-stairs' storage cupboard

Information and fees:
- We rent the whole property via private landlord (quick response and on it with our requests). There are 6 months remaining on the contract so you will be replacing me on it. No agency fees or switching costs.
- Small pet friendly! Sadly no dogs/cats/ferrets but its ok to have small caged pets such as birds as long as you keep them clean.
- All rooms have locks. We live in a quiet safe neighbourhood so its just an additional peace of mind.
- Rent is £701 inclusive of all current bills (water, electricity, gas, ineternet etc) payable each month on the 1st.
- We have a cleaning rota in place but if you are too busy you can bring in a cleaner instead.
- We use Acasa app for any household expenses (on average its £1-2 a month on cleaning products we share)

The room:
Double bedroom semi furnished with:
- Double bed and mattress
- Shelving unit for storage
- Heavy duty clothing rack
- Whiteboard
- Hooks to hang artwork or frames

There is space to add your own furniture as I currently have my desk, mirror and trolley in the room. The clothing rack can easily be replaced with a wardrobe if you have one.

Move in date is the 17th of March (Sunday). Viewings can be arranged any weekday between 7-9pm or more flexible timings weekends. Please allow me time to reply especially during work hours.
