Super house in Balham with back garden, off the main road, great living room, friendly and sociable current tenants – looking for a new housemate.

It'd be great if you were 25+ and working. A bit about us:

Ronan – 30, male, and working in marketing for a travel company.
Peter – 30, male and working in finance

We're sociable so if that sounds like you and enjoy hanging out, so we're after someone who's happy to have a catch-up in the living room when at home! Clean and tidy appreciated.

The house is about an 8-minute walk from Balham tube/train station. There is a huge range of pubs, brunch spots, restaurants and bars – beer gardens here we come!

We're also two minutes' walk from Tooting Common.

BEDROOM
Just been completely renovated and refurbished!! Double-room – furnished – with an en-suite shower. Good natural light and furnished with a brand-new wardrobe and chest of drawers. Mattress is <12 months old.

WORKING FROM HOME
If you need to work from home, you could either share the dining table with one of us or we've also converted the utility room into a makeshift home office that the outgoing tenant was using happily.

LIVING ROOM
A really nice, homely and sizeable living room. Super comfy massive sofa, loads of natural light.

KITCHEN
Big kitchen with plenty of storage, dishwasher, gas hobs, all the utensils and gadgets you'd need etc. It's looks a bit tired but still all in good order.

DINING ROOM
Lovely dining room with huge French windows to the garden. The dining room table extends to seat 10 people.

UPSTAIRS BATHROOM
Quite large, got a bath/shower.

GARDEN
We have a lovely back garden that is a sun trap in the middle of the day! Grass lawn, a BBQ, table and chairs, nice foliage and a garden shed. If you want to join us in a bit of gardening, get involved! It's an awesome BBQ and lounging spot in the summer.

DOWNSTAIRS BATHROOM
Toilet, sink, natural light (not a cubby hole)

UTILITY ROOM
Got a big utility room with a washing machine and tumble dryer! This is actually the home office space for the bedroom advertised - the outgoing tenant has been using it happily. It's got bikes and coats in at the moment.

STORAGE
There is loads of space in this house. We've also got an attic.

BILLS
Bills aren't included – we've currently got BT fibre broadband and their sports/TV package. Bills come to around £60-70/month. It's also the cheapest council rent in London.
