Large room in cosy girls' house

We're looking for a new female housemate to join our lovely three bed house in Balham. The house is located a short 5 minute walk from Balham station, an 8 minute walk to Clapham South and a 15 minute walk to Wandsworth Common. It is minutes away from Balham high street with many bars, restaurants and two big supermarkets (Sainsbury's and Waitrose). The house is set in a cul de sac with a large area for free parking.

The house itself is really big and airy. We have an open plan living room / kitchen, which is perfect for hosting, family size bathroom, separate ground floor toilet AND a garden (with shed)! It is incredibly well insulated with double glazing throughout so is really warm! We have a cleaner who comes every other week so the house is always lovely and clean.

The room is spacious with a double bed, loads of storage including wardrobe and chest of drawers, and views out over the back garden. Again, the room is really warm, and due to the location is very quiet. The rent includes all bills except for the cleaner, which is £15 per 2 weeks. Our landlady is also really helpful and responsive.

And finally the housemates. We are Sophie (a civil servant) and Becky (works in the travel industry). We enjoy coming home and chilling out watching TV in the evening (Made in Chelsea and First Dates are two of our favourites...) and we are always around for a chat or a Netflix binge, and regularly go out to one of Balham's excellent spots for dinner and a glass of wine. It's safe to say our student days are long gone! We originally met when Becky moved into the house from SpareRoom and we've become really good friends so are looking for someone to make a home here too.

The terms of our estate agent are that you must be in full time employment and not in your probation period. We're also looking for a non-smoker. Tenancy fees of for the estate agent will apply when you move in - a year ago these were £275 so it should be approximately this amount.
