Great double room in a large, sociable house in Balham with a private rear garden and good living room. Only a 10 minute walk from Balham station and a 2 minute walk from Tooting Bec Common.

After 9 months here and another 2 years elsewhere I'm leaving my housemates (1 girl and 2 boys) to move in with my girlfriend. We are a friendly lot that spends plenty of time together, either in the garden, watching tv/netflix in the living room - as well hopefully the pubs now they've reopened - although we have our own social lives. There's even a spare box room to have guests over to stay!

A late July/early August move in date would be ideal. This could either be a short or long term let, as whilst we’d be looking for someone to take on the tenancy until it ends on the 25th October, the landlord is looking to continue letting the property beyond that date. References are required for the letting agency and we’re aiming to hold viewings from Sunday 12th July onwards. Bills are about £75 a month.

- Furnished with bed frame and mattress, although the other furnishings can be made available

- Lots of built in storage

- Kitchen (4.3 x 2.2 m) with dishwasher, washing machine, microwave, fridge/freezer, hob and plenty of cupboard space
