Spacious double room 5 mins from Balham station!

I am moving in with my girlfriend and so am looking for someone to take my place in this great shared flat!

The room:

- Bright and spacious! Really big window lets in loads of sunlight with blackout blind
- So much space - plenty of space for a double bed, bedside tables, chest of drawers and a desk and chair!
- Furnished, comes with new double bed, chest of drawers and built in double wardrobe
- Storage - space for storage under the bed and a big double cupboard above the built in wardrobe

The flat:

- 3rd (top) floor so no noise from above!
- Really spacious - big lounge with 2 sofas, TV and dining table with chairs and a massive window that takes in so much of sunlight!
- loads of storage space with plenty of cupboards in the hallway and lounge
- Separate kitchen with gas hob, big fridge/freezer and loads of cupboard space
- Bathroom with powerful shower over the bath and a separate toilet
- Bike storage in a secure shed downstairs!
- Here's the kicker... a lovely balcony with a bench where Josh can often be found reading his book in the summer and there's space for a BBQ! It's such a great sun trap
- A communal garden which is amazing in the summer for sitting in and reading and picnics!

Parking:

- There is no allocated parking but you can park on the street with a permit

The flatmates:

- Josh! 25 years old and works in recruitment... loves a glass of wine, reading, long walks and the Balham Bowls Club
- Felicity! 31 years old and works in Public Affairs... Also loves a glass of wine or maybe a gin, gigs and can be found in the gym ridiculously early in the morning most days

The boring bit!

- Rent is £744 per month
- We pay £850 per month in total including all bills (council tax, energy, water, broadband, cleaner and shared household items like laundry detergent etc.)
- We have a great, reliable landlord who is happy to be contacted directly
- The current lease has about a year to run.
- The room will be available from the 20th Feb 2021 although I could potentially be flexible with this! The place I moving into is empty so I can move quickly!
