1 Room in Balham (Feb) - 3br Flatshare ✨

**REPOST - previous flatmate fell through**

Looking for one more person to join our flatshare in Balham (preferably Female). I've just moved in and have arranged a contract with a landlord directly.

You'll be living with me & Tom (24) - works in Westminster.

The flat is 3 bed/1 bath (see floorplan) with a shared open kitchen/living area. Comes with washer, gas stove, fridge & freezer - but please note no dishwasher.

There's a small study at the front of the flat, which will work great as an office/storage space.

The flat comes partially furnished with what's in the video. I've been given a small budget to buy each room a bed frame, mattress & wardrobe - the rest is up to us.

Shared rear garden with the downstairs flat.

It's a 4 min. walk to Balham Tube & Train station and steps from the High Street. There are lots of shops, cafes, pubs and restaurants nearby - and the big Sainsbury's is a 4 min. walk away.

Close to Tooting/Wandsworth/Clapham Commons.

1 room available

Contract: 1 year (starting Feb 15) with a 6-month break clause. If you need to move later in Feb, this can be discussed :)

(Available) Bedroom 2 - £700 per month

BILLS
Approx £90pcm (depending on time of year) each on top of rent for: gas, electric, water, council tax, WiFi.

I'm also interested in arranging a monthly cleaner.

☀️ A bit about me
I’m 27, originally from Montreal, Canada - and have lived in Balham for the last 2 years. I work in Partnerships at a startup in Haggerston and am in the office around 3 days pw.

I'm quite active (joined a new football group recently), a bit of a foodie (definitely where my money goes)! Other interests include the eclectic mix chosen from the drop-down list ;)

🏠 Housemate stuff
Looking for a like-minded person who wants the flat to feel more like a home.

Important that we're all a good fit personality-wise :)

Appreciate keeping a clean space (dishes washed, surfaces clean, etc.) so we can all feel good. Enjoy my downtime, but equally, love a communal dinner/chat over a glass of wine in the evenings.
