Good sized double room with its own bathroom in 2 bed flat in heart of Balham.

I recently bought the flat a couple of years ago so I’ve been slowly filling it with nice stuff! You’ll have your own space but I’ve made some great friends through Spareroom in the past so looking for someone who wants to make a friend too - join me for a morning coffee walk, have a few wines together and debrief on our days.

About the room/flat:
- Double room with its own bathroom, which was refurbished a couple of years ago so in good condition (will be used by guests but it's pretty much yours)
- The room was recently decorated with a new bed and has an Emma premium mattress
- Includes built in wardrobe, side table with storage and tall boy chest of drawers
- The room is at the back of the property so nice and quiet, overlooking gardens
- Huge living room for a 2 bed, which gets lots of light light and a large kitchen too
- 8mins from Balham station (under & overground), Tooting Bec & Wandsworth Common station
- Great location close to cute cafes, pubs and the buzz of the high street but tucked away on a quiet street
- Surrounded by lots of green: only 10mins from Wandsworth, Tooting & Clapham Commons
- My bedroom and en-suite are upstairs so you’ll have your own space on the first floor
- Most of the stuff in the flat is relatively new so I’d like it kept in good condition, clean and tidy

About me:
- I’m usually pretty busy between work and socialising. I work quite long hours so tend to keep my head down Mon-Wed and then head out to see friends toward the end of the week
- I love to run, read lots, love a podcast and will try literally any food so always keen to find new spots to eat/drink
- I’m pretty easy going but tidy and clean
- Mostly in the office during the week, wfh 2-3 days a week max

About you:
- Easy going and sociable. I’ll have friends over from time to time - hopefully you’re up for meeting new people
- Looking for someone of a similar age (late twenties/early thirties)
- Tidy and respectful. This is my home so I want it to be well cared for and I don’t want to be a nag
- Must work from the office 2+ days a week
- Other than that I’m pretty open minded!

Admin:
- Rent is £1200 pcm before bills
- Bills come to about £150 pcm
- I’d like to get a cleaner on a fortnightly basis (~£50 each pcm)
- Move in from mid-March
