Hi, as our housemate is moving back north mid-May, we’re looking to fill his room. Please find below details of the house, room and a bit about us too. If you’re a professional between 25-35 and are interested, please let us know!

The Room
Double room with semi-private bathroom, in modern 3-bedroom maisonette.
Ground floor room, part-furnished (i. e. bed & wardrobe).

The House
Large open-plan living room and kitchen.

Communal balcony (accessible via other housemates’ rooms).
Council tax band: E.

Additional Amenities
Gated communal garden.
Underground secure parking space, and bike storage.

Rent & Move-In Date
Rent: £1100 pcm
Bills: Approximately £100 pcm (including council tax, fibre broadband, gas & electricity).
Water is billed 6-monthly (approximately £35 every six months).
Flexible regarding move-in date, however tenants are subject to credit and referencing checks (which can take up to 3 weeks).

Contract Term
Expires end of November 2026, but with break-clause six months prior.

Location of Property
Less than 5 min walk to Balham Tube & Overground Station.
5-10 min walk to Wandsworth Common.
Supermarkets & High Street within 5 min walk.

About the Flatmates
Marc (Scottish), 29, works for an Asset Manager. In the office 2 days a week.
Interests: Rugby, Formula 1, Gym, eating out.

Ellie (English), 28, works for an Investment Platform. In the office 2-3 days a week.
Interests: Running, eating out, netball, loves a concert.

Both sociable, enjoy the odd pub trip or dinner out, and love a house movie-night / bingeable TV series. We’re keen to keep a friendly environment in the house, whilst still respecting each other’s space.
