Two rooms are available in a lovely 3-bed flat in Boundaries Mansions, Balham, from mid-May.

The flat is in a beautiful period red-brick mansion block and has a lot going for it: a large separate lounge, shared garden, good-sized kitchen, family bathroom, top-floor position, and plenty of character throughout. It’s also in a great location — around 5 minutes’ walk to Balham station (Northern line and National Rail) and 5 minutes to Wandsworth Common.

I’m staying on in the flat and am looking for two friendly, respectful professionals to replace my current flatmates, who are moving in with their partners.

Large ensuite room – £1,250 pcm
A bright, spacious double room with built-in storage and its own ensuite bathroom.

Small double room with separate walk-in closet – £925 pcm
A smaller double room, but with the benefit of a separate walk-in closet/storage space outside of the room, within the flat.

The third bedroom will be occupied by me. The flat would suit people who are looking for a calm, friendly home rather than a party flat; somewhere sociable and easy to live in, while everyone still has their own space.
